Replacing Windows and Doors on a Historic Property

If you own a property designated as a historic landmark, there are specific rules you must follow in order to repair or replace facets of the property. There are more than 50 historic districts in Chicago, including many that have one or more extensions. The first historic district was created in 1971 on Alta Vista Terrace in Lakeview. Some well-known districts include Old Town, Wicker Park, Mid North, Ukrainian Village, Beverly, Pullman, Motor Row, South Michigan Avenue, Armitage/Halsted and Kenwood.
In historic homes and buildings, general wear and tear will eventually create the need for rehabilitation or replacement of windows and doors. Either one of these conditions are strictly monitored by the towns by which the building is located. There are severe restrictions that in general require extensive drawings and plans prior to starting any work and required by these respective government agencies.
The Standards for Rehabilitation (codified in 36 CFR 67 for use in the Federal Historic Preservation Tax Incentives program) address the most common plan. “Rehabilitation” is defined as “the process of returning a property to a state of utility, through repair or alteration, which makes possible an efficient contemporary use while preserving those portions and features of the property which are significant to its historic, architectural, and cultural values.”
Replacing Doors and Windows
According to Preservation Chicago, windows in historic or landmark homes can be replaced. If they are the original windows, they have to be replaced with a window that matches the original profile. However, only those windows visible from the public right of way need to conform to CCL standards. All others can be replaced as the owner sees fit.
